Sandy Springs Bathroom Remodels That Still Work in Twenty Years

Aging-in-place details cost almost nothing during a Sandy Springs bathroom remodel and a fortune afterward. What to build in now, without making the room look clinical.

Sandy Springs has a lot of homeowners who intend to stay, both on the in-town streets around City Springs and High Point and on the wooded riverside lots that people rarely leave once they have them.

If you are remodeling a bathroom in a house you plan to keep, there is a short list of decisions that cost almost nothing now and are expensive or impossible to add later.

Blocking is the one that matters most

Behind the tile, before the waterproofing, plywood blocking gets screwed between the studs wherever a grab bar might ever go: both shower walls, beside the toilet, at the tub.

It costs very little and takes an hour. Without it, a grab bar installed later has to hit a stud that is probably not where you need it, or rely on hollow-wall anchors that are not rated for a fall.

You do not have to install any bars now. You just have to make it possible to install them in five minutes in ten years.

A curbless shower is a framing decision

The difference between a shower you step over and one you walk into is made during framing and drain placement, not during tiling.

Getting it right means the floor slopes to the drain within the shower area and the bathroom floor outside stays level. That takes planning the drain location and, often, dropping the framing. Retrofitting that into a finished bathroom means opening the floor.

It also looks better than a curb. This is the rare accessibility choice that most people would make for aesthetics anyway.

The unglamorous list

Everything else worth building in:

  • Comfort-height toilet. No downside, no visual difference.
  • Lever handles instead of round knobs, on the door and the faucet.
  • A handheld shower on a slide bar, useful immediately and essential eventually.
  • Light. More of it, and at the mirror rather than only overhead. Vision changes before mobility does.
  • A door that opens outward, if the layout allows, so the room is reachable if someone falls against it.

None of that looks medical. Most of it just looks like a well-designed bathroom.

Moisture is the Sandy Springs constant

No layout changes the humidity. Sandy Springs summers are humid, and on shaded riverside lots the ambient moisture stays higher for longer.

Proper waterproofing behind the tile and a correctly sized exhaust fan vented to the exterior are part of the build. They protect the new finishes from mildew and peeling, which is the whole point in a bathroom designed to last twenty years.

Permits and timeline

Residential work is permitted through the City of Sandy Springs. A remodel that relocates plumbing or adds electrical will need a permit; changing finishes inside the existing layout generally will not.

A standard bathroom remodel typically runs two to four weeks depending on tile work, fixtures, and any plumbing relocation. A curbless conversion sits at the longer end because the floor is involved.

Decide once

Whether you need grab bars is a question for later. The decision now is whether the wall behind the tile will be able to hold them when you do.
