Permits for a Marietta Bathroom Remodel: City or Cobb County?

Whether your Marietta address is permitted by the city or by Cobb County changes who you file with. A bathroom remodel is usually the project where it comes up.

Most homeowners find out about this halfway through planning: a Marietta mailing address does not automatically mean the City of Marietta permits your work. Residential work inside the city limits is permitted through the city; unincorporated areas fall under Cobb County.

For a repaint, it doesn't matter. For a bathroom remodel, it decides who you file with.

When a bathroom actually needs a permit

Painting the walls and swapping a vanity for one that uses the existing plumbing generally does not trigger anything. What does:

  • Moving plumbing. Relocating a toilet, shifting the shower drain, or adding a second sink.
  • Electrical changes. New circuits, moving or adding outlets, a new exhaust fan on its own switch.
  • Structural work. Taking out a wall to widen the room, or changing a window.

A good rule of thumb: if water or power moves, assume you need a permit. If only the finishes change, you usually don't.

Find out which authority you are in first

Around Marietta, the answer can change from one street to the next. The area near Marietta Square is generally inside the city; plenty of East Cobb and West Side addresses are not. Two ways to settle it quickly:

  1. Check your property tax bill. It shows whether you pay a city tax.
  2. Call either office and ask. If you belong to the other one, they will tell you.

Settle it before the design is final, because your actual start and finish dates are set by inspection scheduling, not by the tile order.

We pull the permits as part of the job, but we still have to file with the right office, and things move faster when the homeowner already knows which one it is.

Ventilation is the part people skip

Marietta's humid summers are hard on a bathroom that cannot dry out. A remodel that keeps the original undersized fan, or vents it into the attic instead of outside, will look great for a year. Then mildew starts growing along the ceiling line and at the grout.

Proper waterproofing behind the tile and a correctly sized exhaust fan vented to the exterior are part of the build. Nobody sees them, but they are not optional, because they decide whether the finish lasts or has to be redone.

A realistic timeline for a Marietta bathroom

A standard bathroom remodel typically runs two to four weeks, depending on tile work, fixtures, and whether plumbing moves. Permits and inspections sit inside that window rather than after it, which is another reason to sort out the city-or-county question early.

Projects tend to slip on special-order tile and fixtures. Pick those before demolition starts and the schedule usually holds.

Before you call anyone

Have three things ready: whether you are city or county, whether the layout is staying, and which fixtures are already chosen. With those answers, the first conversation can get specific right away.
